The suite
Mornings on the balcony at Tropical Tides. Light through the slider by 7:30, sea oats in the breeze, the pool gate opening below. The sliders open to a private balcony that runs the back length of the suite. It’s the only second-story suite at 318 Sundial, which means quieter mornings and a little more privacy than the ground floor. Three minutes to the public beach access on foot. Two off-street parking spaces.

What you’ll love
- The balcony. Morning light, breeze off the Gulf, your first cup of coffee outside.
- The bed setup. King in the primary, Queen in the second bedroom, pull-out for two more in the living area.
- The walk to the sand. Out the door, down Sundial Street, across the easement, into the water. About three minutes door to sand.
- The pool deck. Fenced, heated when we have guests, large enough that it doesn’t feel crowded even with all three suites occupied.
- The kitchen. Full-size everything: range, fridge, dishwasher, Keurig coffee maker, real sharp knives.
The space, room by room
Living room. Open to the kitchen, sliders to the balcony, smart TV with streaming logins ready, queen sleeper sofa for the extra two guests.
Kitchen. Full-size fridge, gas range, dishwasher. Keurig coffee maker on the counter with a starter set of pods.
Primary bedroom. King bed, blackout curtains, ceiling fan, en-suite access to the bath.
Second bedroom. Queen bed, blackout curtains, ceiling fan, room for a pack-n-play if you’re traveling with a baby.
Bathroom. Full bath, walk-in shower, hair dryer, hospitality-grade towels.
Balcony. Private to this suite. Two chairs, a small bistro table, partial Gulf view through the trees. Coffee here in the morning is the best thing about this suite.

Pool and parking
The pool is shared between Tropical Tides, Paradise Palms, and Sunset Shores. We heat it as needed when the units are occupied — set comfortable based on the temperature in the suites that week. It’s fenced, with an outdoor shower at the gate, and the deck is large enough that you won’t feel on top of other guests even when all three suites are full.
You get two parking spots per suite, both off the street. The trash bins are at the curb on the standard Bay County schedule.
Location
Tropical Tides is on the West End of Panama City Beach, the slower stretch where the high-rises stop. Sundial Street runs one block from the public beach access. Three minutes to the sand on foot.

House rules
- Check-in 3:30 PM, check-out 11:00 AM. Smart-lock code arrives the morning of arrival.
- No parties or events. Quiet hours 10:00 PM to 8:00 AM.
- No smoking inside the suite or on the pool deck.
- No pets — none of our suites are pet-friendly at this time.
- Maximum six guests, including children of all ages.

Frequently asked
Is the pool heated? We heat the pool as needed when units are occupied — based on what’s comfortable for that week’s guests. We don’t heat on a fixed seasonal schedule.
Is the beach access really three minutes? Door to sand, walking at a steady pace: about three minutes. With a beach chair and a cooler, the same. With a small kid: a little longer.
What’s the bed setup? King in the primary, Queen in the second bedroom, Queen sleeper sofa in the living room. Sleeps six total.
Is there parking on site? Two off-street spots per suite. No street parking needed.
Are pets welcome? Not at this time. None of our suites are pet-friendly.
What about Wi-Fi for working from the suite? 1 Gbps fiber internet. Wi-Fi speeds run close to 1 Gbps depending on where you are in the suite — fast enough for video calls and streaming at the same time.
Is there a coffee maker? Keurig in every suite, with a starter set of pods on the counter.
What time does the pool open? 8:00 AM to 10:00 PM. After 10, please respect the other suites and step inside.
