Terms of Service

These terms cover the use of sundialsuites.com and your stay at Sundial Suites at 318 Sundial Street, Panama City Beach, FL 32413, operated by Sundial Suites LLC (“we,” “us,” “our”). By using the website or booking a stay, you agree to these terms.

If you have questions, contact us before booking.


Booking

When you book a stay, you enter a contract with Sundial Suites LLC. The price displayed at checkout is the all-in price including cleaning fee and applicable taxes. The cancellation terms shown at checkout govern your booking, see also our cancellation policy.

You must be at least 25 years old to book a stay. The person who books is responsible for the stay and for the conduct of all guests in their party. The maximum guest count per suite is six (including children).


Payment

We accept major credit cards, Apple Pay, and Google Pay through Stripe. For arrivals more than 60 days out, we collect 50% at booking and 50% thirty days before arrival. For arrivals inside 60 days, the full amount is due at booking. Payment processing is handled by Stripe; we never store full card details.

A pre-authorization hold of $500 may be placed on your card 48 hours before arrival as a damage deposit. The hold is released within 7 days of departure if no damages are assessed.


House rules

Each booking is subject to our house rules, including:

  • No parties or events
  • Quiet hours 10:00 PM to 8:00 AM
  • No smoking inside the suites or on the pool deck
  • No pets, none of our suites are pet-friendly
  • Maximum six guests per suite

Violation of house rules may result in early termination of your stay without refund.


Cancellation

See our cancellation policy for the full terms. Briefly: free cancellation up to 30 days before arrival, 50% refund up to 14 days out, non-refundable inside 14 days. Travel insurance is recommended.


Damage and liability

You are responsible for the suite and its contents during your stay. Accidental damage happens, tell us promptly and we’ll work it out reasonably. Negligent or intentional damage will be charged to the card on file at replacement cost.

Sundial Suites LLC is not liable for personal injury, loss of property, or other harm beyond what is required by Florida law and our insurance policies. Use the pool, beach, and amenities at your own risk. Children must be supervised at all times.


Right to refuse service

We reserve the right to refuse a booking, end a stay early, or restrict access to the property if guests violate house rules, create unsafe conditions, or behave in a way that endangers the property or other guests. In these cases, no refund is owed.


Force majeure

If we cannot honor your booking due to circumstances beyond our reasonable control (hurricane, tropical storm, mandatory evacuation, fire, flood, government order, etc.), we will offer to reschedule your stay or refund your payment. We are not liable for additional damages in these cases.


Website use

You may use sundialsuites.com to research and book a stay. You may not scrape the site, attempt to circumvent security, post false reviews, or use the site for any unlawful purpose. We reserve the right to limit or terminate access.

All site content (text, photos, videos, branding) is the property of Sundial Suites LLC and protected by copyright. Don’t reproduce it without permission.


Disputes and governing law

These terms are governed by the laws of the State of Florida. Disputes will be resolved in Bay County, Florida. We’ll always try to resolve disputes informally first, text or call Reanna and we’ll work it out if at all possible.


Changes

We may update these terms. The “last updated” date at the top tells you when. By booking after a change, you agree to the updated terms.
