We’re Pat and Reanna Johns
Veteran-owned. Three minutes from the Gulf. Owners three minutes from the door.
Sundial Suites is the building we picked, the suites we set up, and the welcome we built around them. We live three minutes from the door. Reanna runs every turnover personally and answers every call. Pat handles the property side and the long list of decisions a building like this requires.
Why we bought it
Pat is from Florida, born and raised. The Panhandle has been home long enough that we’ve watched the West End of Panama City Beach change a few times over.
We bought 318 Sundial Street in June 2025 and spent the next year building it into the kind of place we’d actually want to stay in ourselves. Every choice here — the pool, the layout, the details — was ours to make.
By summer 2026, it was ready to host.

What we care about as hosts
Three things drive every choice in the building.
The mattress matters
We picked hospitality-grade mattresses, real linens, and the kind of pillows you’d want to bring home. Sleep is the foundation of a good vacation.
The phone gets answered
Reanna is three minutes from the door and she’s the operator. If something comes up while you’re here, you text Reanna and she’s on it. Not a call center. Not a chatbot. A real human who knows the building.
The details get done
Reanna inspects every linen against a written checklist before you arrive. The pool is serviced on schedule. Pest control runs monthly. Welcome basket on the counter, coffee on the bar, pool towels in the closet. The small things that make a stay feel hosted.
What Sundial is and isn’t
What Sundial isn’t
- A luxury 30A resort property
- A corporate hotel with a front desk
- A fitness center, concierge, or lobby
- Someone’s spare condo where nobody lives nearby
- A transaction
What Sundial is
- Three guest suites we built to host you well
- A heated pool we put in ourselves
- A three-minute walk to the Gulf
- A pair of owners who picked everything you’ll touch
- A welcome
Why we’re saying this
You can book a place to stay in Panama City Beach a hundred different ways. Most of them are a transaction.
We wanted to build the opposite. A place where the owners are real, the operation is tight, and the local recommendations are from people who actually live here.
That’s Sundial. We hope you stay with us.
Pat & Reanna
