House Rules
We try to keep the rules short. Most are common sense. Three things drive all of them: the suites are family-friendly and we want to keep them that way; we live three minutes away and your neighbors live closer; and the building is wood, which means fire risk is real.
By booking, you agree to these. Thanks.
The basics
Maximum 6 guests per suite, including children of all ages. This is hard-capped, we don’t make exceptions. The suites are sized for six.
Check-in: 3:30 PM. Earlier when the calendar allows.
Check-out: 11:00 AM. Late check-out by request.
Quiet hours: 10:00 PM to 8:00 AM. The walls aren’t paper, but sound carries on the deck.
No parties, no events, no large gatherings. Six-guest cap means six guests. If we see twenty cars in the lot, the stay ends and no refund applies.
Smoking and fire
No smoking inside the suites or on the pool deck. Outside on the front patio is fine. We have an outdoor ashtray; please use it.
No grills, no open flames, no fire pits. This includes hibachis, Solo Stoves, candles with open wicks, and tiki torches. The building is wood. We mean it.
No fireworks on or near the property. They’re illegal in Bay County and the fine is yours, not ours.
Pets
No pets, none of our suites are pet-friendly at this time. This applies to all units in the building. We don’t make exceptions for service animals’ comfort needs beyond what the law requires; if you’re traveling with an ADA-recognized service animal, contact us before booking so we can confirm what we can accommodate.
Pool
- Pool hours: 8:00 AM to 10:00 PM
- Children under 14 must be supervised by an adult
- No glass on the pool deck
- No diving (the pool is 5 ft maximum)
- Pool floats are in the deck cabinet, please put them back when you’re done
- The outdoor shower at the gate is for rinsing off; please use it before going inside
The pool is shared between Tropical Tides, Paradise Palms, and Sunset Shores. Be considerate of the other suites. We heat it as needed when units are occupied.
Parking
Two off-street spots per suite. The lot is small, please park efficiently. No boats, trailers, RVs, or oversized vehicles in the lot. If you’re traveling with one, text Reanna ahead and she’ll help you find an alternative.
Trash and recycling
Bins are at the curb on Bay County’s standard schedule (we’ll send you the day in your check-in email). Please:
- Put trash bags in the bins, not on top
- Bring the bins back behind the gate by 8:00 PM on collection day
- Recycle when you can, the bins are labeled
Property care
Don’t move furniture between suites or onto the pool deck. Each suite is set up the way it is for a reason.
Damage happens, tell us. A broken glass, a spilled wine on the rug, a kid drawing on the wall. Text Reanna and we’ll work it out reasonably. Negligent or intentional damage is charged at replacement cost.
Lost smart-lock or locked out? Reanna’s number is in your check-in email. She’ll get you back in.
Photography and video
We have exterior cameras at the parking lot, the pool gate, and the front of each unit (Wise doorbell + solar pan). There are no cameras inside any suite, and there are no cameras pointed at the pool deck or balconies. The cameras are for security, not surveillance.
If you’re taking professional photos or video at the property, please ask first.
What happens if rules are broken
For minor violations we’ll send a friendly text and ask you to course-correct.
For serious violations (parties, smoking inside, more than six guests, pets), we may end the stay early without refund. If the property or neighbors are harmed, the damage cost will be charged to the card on file.
We hate writing this section. We’d rather have you over for a cup of coffee than ever invoke it.
