If you need a furnished place for 30 days or more, not a vacation, but a stretch of time where you’re working, recovering, or relocating, Sundial Suites runs an extended-stay program November through February for stays of one month or longer.

  • Remote workers who want a winter on the Gulf with fast internet and a real desk

What’s included

Every extended stay at Sundial includes everything in the suite, and a couple of things weekly guests don’t get.

The suite, fully furnished: – 2 bedrooms (1 King + 1 Queen) plus a queen sleeper sofa – 1 full bathroom – Full kitchen with everything you need to cook nightly meals, full-size range, fridge, dishwasher, Keurig, sharp knives, full pots-and-pans set, plates and glasses for 8 – In-unit washer and dryer – Smart TV with streaming – 1 Gbps fiber internet, Wi-Fi runs close to that depending on where you sit in the suite – A real workspace, desk, chair, lamp, room to spread out – Hospitality-grade linens and towels – Two off-street parking spots

The property: – Shared heated pool (heated as needed during your stay, let us know your preference) – Outdoor shower at the pool gate – Three-minute walk to the public beach access at the end of Sundial Street – Quiet West End neighborhood, low-rise buildings, walkable streets

Extended-stay specifics: – Monthly rate (no per-night surge pricing) – Cleaning every other week if you want it (or self-clean and we’ll do a deeper one between stays) – Utilities included up to a reasonable monthly cap (we’ll tell you the cap when we set the rate, most guests never come close) – Trash, pool service, and pest control all handled by us – Reanna is three minutes from the door if anything comes up


How it works

Booking

Extended stays at Sundial are listed on Furnished Finder (the platform most traveling professionals use) and can also be booked directly with us.

  • Minimum stay: 30 days
  • Maximum stay: 4 months (we keep some seasonal flexibility for short-term peak guests in May)
  • Lead time: book up to 6 months in advance for the November, February window

Rates

Monthly rate per suite varies by season and demand. As a working baseline:

  • Tropical Tides (1,000 sq ft, second-story, balcony): from $2,400/month
  • Paradise Palms (900 sq ft, ground-level, pool-adjacent): from $2,300/month
  • Sunset Shores (1,100 sq ft, ground-level, newly renovated): from $2,500/month

Rates are net of utilities up to the monthly cap. Cleaning between stays is included. A refundable security deposit (typically one month’s rent) is held during the stay.

Application

Furnished Finder runs a tenant background and ID check. We also ask for: – A copy of your travel contract (for traveling nurses) or PCS orders (for military) – For all guests: a quick phone or video call with Reanna so we can introduce ourselves – Proof of insurance for displacement-housing guests

Lease

Stays of 30-60 days run on a Hospitable booking similar to a regular STR booking. Stays longer than 60 days run on a short-form Florida residential lease. Either way the terms are clear, the rate is locked, and there are no surprises.


Why Sundial works for extended stays

  • No high-rise lobby or front desk to navigate every time you come and go. You park, you walk to your suite, you live there.
  • Real kitchen, real laundry. Nightly meals cost a third of dining out. The dryer means you don’t haul laundry across town once a week.
  • 1 Gbps fiber internet. Video calls don’t drop. Streaming and a partner’s video meeting on a different device both work at the same time.
  • Quiet block. No party rentals on this side of the West End. You’ll sleep.
  • Three-minute walk to the Gulf. Morning walks before work. Coffee on the balcony. Sunset after a long shift.
  • A real human picks up the phone. Reanna is three minutes away. If something breaks, she fixes it.

What it isn’t

This isn’t a long-term residential lease. We don’t run year-round leases on these suites, they go back to nightly rentals in March when peak season starts.

This isn’t student housing, party housing, or transient short-term lodging. We screen.

This isn’t pet-friendly. None of our suites accept pets at this time, including for extended stays.


Frequently asked

What’s the actual minimum stay? 30 days. Furnished Finder requires it for tax classification, and so do we.

Are utilities really included? Yes, water, electric, internet, trash, pool service, and pest control are all included up to a reasonable monthly cap. If your usage runs unusually high (a long winter where you crank the heat), we’ll talk about it; in practice, no guest has hit the cap yet.

How does cleaning work for a multi-month stay? We come every other week if you want, Reanna handles it personally. Or you self-clean for the duration and we do a deeper clean before the next guest. Either way is fine.

Can I bring my partner / kids? Up to six guests per suite, same as nightly stays.

Can I work from the suite? Yes, every suite has a desk and chair. The internet runs at 1 Gbps fiber. We host traveling nurses and remote workers regularly.

Do you do snowbird stays of 3+ months? Yes. We typically book Nov, Feb to one or two snowbird guests per suite. The earliest you can arrive is Nov 1; the latest you can leave is Feb 28 (we need the suite back for spring break and shoulder-season nightly stays starting March 1).

What about taxes? Florida charges a sales tax + Bay County tourist development tax on stays under 6 months. For stays of 6 months or longer, those taxes don’t apply, but we don’t currently book stays that long, so the taxes apply to all our extended stays. The rate quoted to you includes these.

Insurance displacement, do you accept claims? Yes. We’ve worked with most major carriers. Have your adjuster send the housing authorization to reanna@sundialsuites.com and we’ll coordinate.

Military, do you accept BAH or housing allowance? Yes, for stays at or above the BAH rate for the service member’s dependent status. Tyndall AFB and Hurlburt Field are both within driving distance.
