318 Sundial Street
A quiet four-unit building on the West End of Panama City Beach. One pool. Eight parking spots. A short walk to the public beach access. No lobby. No elevators. No corporate management between you and us.
This is what 318 Sundial actually is.
The building
Sundial Suites is a single low-rise building with four suites under one roof. Three of them — Tropical Tides, Paradise Palms, and Sunset Shores — are available to book. The fourth is currently long-term leased and isn’t part of guest stays. You’ll see its windows but you won’t share a wall with anything noisy: it’s a long-term tenant, not a Friday-night party rental.
The building sits at the end of Sundial Street, one block off the public beach access. The high-rises along Front Beach Road stop about a quarter mile east of us. Most of what surrounds 318 Sundial is single-family homes, vacation rentals, and palms that have been here longer than most of the buildings have.
The pool
The pool was placed in service in January 2026. It’s 15 by 30 feet, fenced, and heated as needed when the units are occupied — based on what’s comfortable for that week’s guests. There’s a large deck around it, an outdoor shower at the gate, and two pool gates with self-latching locks per Florida code. You’ll find pool noodles, floats, and towels in your suite.
The pool is shared between Tropical Tides, Paradise Palms, and Sunset Shores. With three suites and a deck this size, you won’t be on top of other guests. Pool hours are 8:00 AM to 10:00 PM. After ten, the lights go off and we ask everyone to be respectful so the other suites can sleep.
There are no grills or fire pits on the property. We’re a no-flame property by policy.
Parking
Two off-street spots per suite, eight total. They’re in the lot off the front of the building. You won’t be looking for street parking and you won’t have a tight squeeze with the neighbors.
Trash bins are at the curb on Bay County’s standard schedule (we’ll send you the day in your check-in email). We ask guests to bring their bins back behind the gate by 8:00 PM on collection day so the lot stays clean.
Beach access
Out the front door, north on Sundial Street, across the easement to the public beach access. Three minutes door to sand at a normal pace. The access is a true public access, with parking and an outdoor rinse station on the Front Beach Road side. You won’t need a car for the beach if you’re staying with us.
This stretch of beach is quieter than the Pier Park stretch east of here. On weekday mornings in May, you can find your own patch of sand without trying. On Saturday afternoons in July, you’ll have neighbors — but they’re far enough away that you can hear the waves and not them.
What’s around
The West End is the part of Panama City Beach that didn’t get high-rised. You’re closer to Carillon Beach, Camp Helen State Park, and the start of 30A than you are to Pier Park. We tell guests to drive east for the chain restaurants and the amusement parks, and west for the quiet beaches and the fish sandwiches. We’ve got the longer guide here:
What it isn’t
Sundial Suites isn’t a high-rise. We don’t have a fitness center, a beach club, or a concierge desk. There’s no elevator and no lobby. There’s no front-desk check-in — you’ll get a smart-lock code the morning of your arrival and let yourself in.
We’re not a 30A property. We’re not a luxury property. We’re not a corporate fleet — Pat and Reanna own this building, and Reanna handles every turnover personally. If something breaks while you’re here, she’ll know about it within the hour.

A note on the fourth suite
The fourth suite at 318 Sundial is occupied by a long-term tenant on a 12-month lease. They’re not part of any guest experience and you won’t share amenities with them — they don’t use the pool. We mention them only because if you walk by their windows you should know to keep your voice down. Treat it like any apartment building neighbor.
