Most rentals in Panama City Beach are one of two things: a single hotel-style room, or a sprawling house priced for a reunion. The two-bedroom is the middle that actually fits how most people travel here. A family with kids. Two couples splitting a long weekend. Grandparents who want the grandkids close but not in the same room.
Every suite at Sundial is a two-bedroom. That wasn’t an accident. When Pat and I renovated the building, we built it around the trip that keeps coming back: two bedrooms, a full kitchen, a pool, and a short walk to the Gulf.
Why a two-bedroom is the sweet spot
A hotel room saves you money until night three, when everyone is going to bed at the same time and nobody has slept. A two-bedroom gives you a door to close. The kids can crash early while the adults sit up. Two couples get real privacy instead of a pull-out in a shared living room.
You also get a full kitchen, which changes the math on a beach week. Breakfast at the condo, a cooler packed for the sand, dinner in three nights out of seven instead of seven out of seven. That’s the difference between a vacation that costs what you expected and one that doesn’t.
And you get space that a room doesn’t have: a living area to spread out in when an afternoon thunderstorm rolls through, a washer and dryer so you’re not packing for every day, a balcony or a ground-floor patio depending on the suite.
The four suites at Sundial
The building sits on Sundial Street on the quiet West End, a 3-minute walk to the Gulf through the public beach access at the end of the road. All four suites are two-bedroom.
- Tropical Tides — upstairs, 2 bed / 1 bath, a king, a queen, and a queen sleeper sofa. Balcony over the pool.
- Paradise Palms — ground floor, 2 bed / 1 bath, two queens and a queen sleeper sofa. Pool-adjacent, easy in and out with kids and coolers.
- Sunset Shores — ground floor, 2 bed, opening September 2026. The newest of the four.
- Whispering Waves — the upstairs corner 2 bed / 2 bath, 1,000 square feet.
Each has the full kitchen, the washer/dryer, free WiFi, and access to the pool we put in last January.
What comes with the building
The pool is on-site and ours, not a shared resort deck a quarter-mile away. The Gulf is a 3-minute walk. You’re on the West End, closer to 30A and Rosemary than to the crowded Front Beach Road core, which means calmer mornings and easier parking.
Pat and I live 3 minutes away. If something comes up during your stay, you’re not calling a management company’s 800 number and waiting. You’re texting me.
Booking direct
Booking straight through Sundial skips the 12 to 18 percent guest service fee that Airbnb and Vrbo add at checkout. First-time direct guests can use WELCOME10 for 10 percent off. If you need more than one suite for a bigger group, we run group tiers that stack from there.
Which Sundial suite fits your group
If it’s two couples, Tropical Tides upstairs gives each pair a real bed, a king in one room and a queen in the other, plus a balcony over the pool for the morning coffee. If it’s a family with young kids, Paradise Palms on the ground floor is the easy one, two queens and a short walk in and out with the stroller, the beach cart, and the cooler. Sunset Shores, opening this September, is the newest ground-floor option. Whispering Waves is the upstairs corner with its own second bathroom, which matters more than people expect once you’re sharing a place for a week. They’re all the same standard and all two-bedroom. The difference is the layout and the floor, not the finish.
The two-bedroom math
Here’s the cost comparison people don’t run before they book. Two hotel rooms on Front Beach Road in summer each run a nightly rate plus tax, and you still don’t get a kitchen or a washer. One two-bedroom suite is a single nightly rate, sleeps the same six, and the full kitchen quietly saves a few hundred dollars over a week in meals you don’t eat out. Book direct and you also skip the 12 to 18 percent the platforms add on top. For most groups the two-bedroom isn’t the splurge, it’s the cheaper trip that also happens to be more comfortable.
